Sun City, Arizona

Sun City is a census-designated place and unincorporated town located in Maricopa County, Arizona. As of the 2000 census, the CDP had a total population of 38,309. Its adjoining sister city is Sun City West both of which are retirement communities often for snowbirds.

According to the United States Census Bureau, the CDP has a total area of 37.8 km² (14.6 mi²). 37.6 km² (14.5 mi²) of it is land and 0.2 km² (0.1 mi²) of it is water. The total area is 0.62% water.

Demographics

As of the censusTemplate:GR of 2000, there are 38,309 people, 23,490 households, and 12,520 families residing in the CDP. The population density is 1,019.4/km² (2,639.5/mi²). There are 27,731 housing units at an average density of 737.9/km² (1,910.7/mi²). The racial makeup of the CDP is 98.44% White, 0.51% Black or African American, 0.13% Native American, 0.30% Asian, 0.03% Pacific Islander, 0.16% from other races, and 0.44% from two or more races. 1.00% of the population are Hispanic or Latino of any race.

There are 23,490 households out of which 0.3% have children under the age of 18 living with them, 49.5% are married couples living together, 3.0% have a female householder with no husband present, and 46.7% are non-families. 44.1% of all households are made up of individuals and 39.4% have someone living alone who is 65 years of age or older. The average household size is 1.60 and the average family size is 2.07.

In the CDP the population is spread out with 0.4% under the age of 18, 0.3% from 18 to 24, 2.0% from 25 to 44, 17.5% from 45 to 64, and 79.8% who are 65 years of age or older. The median age is 75 years. For every 100 females there are 69.9 males. For every 100 females age 18 and over, there are 69.8 males.

The median income for a household in the CDP is $32,508, and the median income for a family is $40,464. Males have a median income of $35,459 versus $26,453 for females. The per capita income for the CDP is $25,935. 4.6% of the population and 2.5% of families are below the poverty line. Out of the total population, 0.0% of those under the age of 18 and 4.3% of those 65 and older are living below the poverty line.
